Permission in principle – development of up to two dwellings

The proposed development site is in the Green Belt and is not allocated for housing in either the adopted nor the emerging St Albans District Local Plan nor in the Sandridge Neighbourhood Plan. The site lies outside the settlement boundary and development would constitute encroachment into the open countryside. There is also no basis for asserting that the site is grey belt according to the general criteria identified in the NPPF, and we urge the Council to refuse permission.
