Land Rear of Round House Farm, Roestock Lane, Colney Heath
Planning application no. 5/2026/1082
Outline application (with all matters reserved aside from principal means of access to the highway) for demolition of existing buildings and erection of up to 60 dwellings, new vehicular and pedestrian access, landscaping and open space
The proposed development site is not allocated for development in either the adopted or emerging Local Plans, and is within the Green Belt. The application argues the site is ‘grey belt’ which assertion we entirely refute. The proposed development would clearly constitute a breach of the first, second and third purposes of the Green Belt as defined in the National Planning Policy Framework. Further, the whole of the site is Grade 3a Best-and-Most-Versatile agricultural land which should remain in food production. We urge the Council to refuse this inappropriate speculative development.
