Outline application: Erection of up to 66 residential dwellings including access (appearance, landscaping, layout and scale as reserved matters)

The proposed development site is in the Green Belt. The application argues that the site constitutes ‘grey belt’ but we strongly disagree. Further, this site has not been included in either the 2023 nor 2025 Three Rivers Reg. 18 Local Plan consultations, nor is it included in the “on hold” Reg. 19 Local Plan nor is it in the list of sites which the Secretary of State has recently directed the Council to include in the emerging Local Plan.

We urge the Council to refuse permission for this highly inappropriate speculative development.
