Outline application: Construction of up to 54 residential homes (Use Class C3) with associated access (appearance, landscaping, layout, scale as reserved matters).
The proposed development site is in the Green Belt. The application argues that the site constitutes ‘grey belt’ but we strongly disagree. The proposed development is clearly urban sprawl beyond the built-up area of Sarratt which the Green Belt legislation was designed to prevent. Further, the site is not allocated in the Three Rivers Core Strategy and was not proposed for allocation in the Reg. 18 Local Plan consultation stages, nor in the ‘on hold’ Regulation 19 Local Plan, nor in the list of sites directed to be included in the emerging Local Plan by the Secretary of State. We urge the Council to refuse permission for this inappropriate speculative development.
