Outline application for up to 80 dwellings with all matters reserved except access

The proposed development site is in the Green Belt and is not allocated in the adopted Welwyn Hatfield Local Plan. The applicant asserts the site is ‘grey belt’ but we disagree, and have submitted detailed comments on why we believe this is so. We also challenge the assertion that there is ‘demonstrable unmet need‘ for housing in the Welham Green area. The Local Plan provides for two allocated housing sites at Welham Green (approx 204 dwellings) and a further 120 dwellings just to the north of the application site at south Hatfield. We urge the Council to refuse permission for this inappropriate speculative application.
