Permission in Principle application for the demolition of existing buildings and erection of four detached dwellings

The proposed development site is in the Green Belt on the ridge line west of Cuffley. CPRE Hertfordshire notes the specific prohibition by the Neighbourhood Plan of development west of the existing ridge line settlement edge. The densification of development in this location would detrimentally affect the rural character of the area. Also, the limitations of the Permission in Principle procedure mean that landscape and visual impacts, ecological impacts, and biodiversity net gain are not adequately considered. We do not believe that very special circumstances exist to clearly outweigh the harm caused to the Green Belt in this location. We urge the Council to refuse permission for this inappropriate development.
