AMENDMENTS: Outline application (access in detail only) – Construction of up to 300 new market and affordable homes, new landscaping, public open space, and associated infrastructure works

The proposed development site is in the Green Belt. The application cites the 2024 revision of the NPPF and the introduction of the concept of ‘grey belt’ as a significant justification for the development. Very special circumstances have also been identified in the event that the ‘grey belt’ criteria are not satisfied. We refute the assertion that this site constitutes ‘grey belt’, and we also believe it is not appropriate for such a significant allocation in the Green Belt to be determined outside the Local Plan process. We urge the Council to refuse permission for this inappropriate speculative development.
