Speculative application for the development of up to 600 residential units, elderly accommodation, Local Centre, First School, open space, associated works and infrastructure including a new access from the A507 and pedestrian bridge over the A10.

The proposed development site is in the designated Rural Area Beyond the Green Belt and beyond the built-up area of Buntingford. It is not allocated for development in the East Hertfordshire District Plan and conflicts with numerous policies in that Plan. The site is comprised of Grades 2 and 3a Best-and-Most-Versatile agricultural land which should be maintained in agricultural use for reasons of food security. There would be harmful landscape impact, and the site is not in a sustainable location i.e. not accessible by public transport. We also note that Thames Water has indicated that the existing foul water network does not have the capacity to support the proposed development.
