Outline application Construction of up to 550 dwellings including circa. 130 retirement homes, 40% affordable housing, early years setting, public open space, allotments and publicly accessible recreation space etc.

The proposed development site is in the Green Belt, and demonstrates a clear encroachment into open countryside on the edge of the builtup area of Harpenden with very significant impact on its openness and character in this location. It constitutes an inappropriate urban extension which the Green Belt designation exists to prevent, and we urge the Council to refuse permission for this speculative development.
