Outline application for the erection of up to 130 dwellings with public open space, landscaping, sustainable drainage system (SuDS), and associated works with all matters reserved save for access.

The proposed development site is in the Rural Area Beyond the Green Belt (RABGB) as designated in the adopted North Hertfordshire Local Plan. The proposal meets none of the criteria that would justify development in the RABGB. Further, the site lies within the setting of the Chilterns National Landscape, and it is comprised of Best and Most Versatile agricultural land. Previous planning applications for the site have been refused and dismissed at appeal. Nothing in the present application has affected the principles established in these previous determinations. We deplore the renewed application on this site and urge the Council to continue to refuse permission for this highly inappropriate speculative development.
