Erection of up to 84 dwellings with public open space, landscaping and sustainable drainage system (SuDS) following demolition of No. 24 Echo Hill with all matters reserved save for access

The proposed development site is in the Rural Area Beyond the Green Belt (RABGB) as designated in the adopted North Hertfordshire Local Plan. The proposal meets none of the criteria that would justify development in the RABGB. Additionally, it is Best and Most Versatile agricultural land, and there have been two previous planning applications for the site which have been refused. We believe nothing has affected the primary reason for refusal and we urge the Council to again refuse permission for this highly inappropriate speculative development.
