CPRE Hertfordshire continues to object strongly to this proposed development of up to 700 dwellings of use class C3 (dwellings), approximately 500 sq metres of neighbourhood-level facilities, a new primary school, play space, accesses, etc

The site forms a significant part of the Green Belt buffer between Hitchin and Letchworth and ‘very special circumstances’ need to be demonstrated for its release from this protective designation. These circumstances are not demonstrated in this application.
