CPRE Hertfordshire along with many local residents and community groups objected to this proposal for inappropriate development, and in August 2022 Welwyn Hatfield Borough Council refused permission. The developer appealed the refusal, and the appeal was heard at a public Inquiry conducted by the Planning Inspectorate in early 2023. Together with Brookmans Park Action Group and the North Mymms District Green Belt Society we formed a Rule 6 combined objectors’ group to argue our case for protecting the Green Belt countryside in this location. We presented evidence, cross examined other witnesses, and were cross examined ourselves at the Inquiry. In July the Planning Inspector issued her decision dismissing the appeal. The developer then initiated a legal challenge of the dismissal, but permission to challenge was refused by the judge and the developer’s claim was withdrawn.

This victory is a significant win for the countryside, and we hope it will act as a deterrent to other would-be speculative developers all across the county.
