The proposed development site is covered by Policy CGB1 (Rural Areas beyond the Green Belt) of the adopted North Hertfordshire Local Plan. This policy imposes restraints on development to prevent inappropriate schemes. The application proposes speculative residential development which satisfies none of the criteria for allowable development in such areas and we urge the Council to refuse permission.
